Capstone Management Partners, a subsidiary of Capstone Development Partners was formed specifically to provide the unique services that colleges and universities are asking for. While Capstone Development Partners works with multiple managers/ operators based on project specific project needs, CMP is focused on providing customized management services specific to university partners who prefer to outsource operations and facilities management while maintaining control over residential life services. For this reason, CMP is primarily focused on affiliated campus edge and on-campus student housing facilities. CMP combines the strength and experience of a nationally renowned housing development and asset management company with the skills, efficiencies and procedures of one of the most innovative and prolific student housing property managers in the country, Cardinal Group Management.

The partnership and collaboration between these two highly focused organizations allowed us to envision and build a unique on-campus management company. Capstone Management Partners concentrates on projects with universities that have established residential life programs and who have the desire to maintain direct control of those programs. CMP brings to the equation a focus on student satisfaction, customer service and a sensitivity and understanding of university procedures and demands. More importantly we bring a tested and proven process for building management and maintenance programs that achieve both high standards and cost efficiency.

CMP will work closely with the University’s residence life staff, campus safety/police, environmental health and safety, and other designated officials to provide for the safety and security of the students.

Qualified & Capable On-Site Team

CMP’s on-site management team for your residential community will be comprised of qualified and capable professionals specifically skilled in student housing operations and facility management.

Facilities Management & Maintenance

CMP will develop customized written policies and procedures for facilities maintenance and custodial services to identify, track and sufficiently budget repairs and maintenance.

Capstone housing management: 24 hour support

24-Hour On-Call Support

Students will easily be able to submit maintenance work order requests 24 hours a day, 365 days a year through our online maintenance management system.

Reporting & University Communication

CMP will implement and perform periodic surveys of residents regarding all aspects of facilities management, including work order completion, building cleanliness, helpfulness of building maintenance and custodial staff, response timing and more.

Sustainability

Capstone Management Partners is committed to collaborating with our university partners to examine and understand our shared responsibility to build a more sustainable world. We work with the staff and students in our communities to support local action through recycling programs and resource conservation initiatives. We are dedicated to utilizing green cleaning products that support a healthy and safe living environment for occupants. In addition, we work with Capstone Development Partners to identify sustainable finish materials and building systems that can be incorporated into our projects and be efficiently maintained through our operations and maintenance activities. We will provide a sustainable approach to the management and operations of projects that exceeds our university partners expectations.
